Phase 2 is live: deal files, calculators, vendor payments, and bookkeeper views

When we launched DealDock, the public site went up first and the operator side ran on a stack of spreadsheets. That's no longer true. As of this week, our internal platform is fully live — and it changes how fast we can underwrite, how cleanly we can pay our trades, and how transparently we can report to our capital partners. Here's what shipped.
Live property deal files
Every property we touch now has a single record with photos, signed documents, invoices, status history, and a real-time rehab tracker. Nothing lives in someone's inbox or a shared drive — and nothing falls through the cracks at closing.
- •Photo galleries from initial walkthrough through final punch list
- •Document storage for purchase agreements, title work, and permits
- •Invoice attachments tied to the vendor and the line item they're paying
- •Status timeline from lead → offer → contract → rehab → listed → closed
MAO and projected-profit calculators
Our underwriting is now repeatable. Every offer runs through the same model — ARV, rehab estimate, holding costs, selling costs, and target profit — so the maximum allowable offer (MAO) we send you is defensible and consistent. That's how we deliver written cash offers in 24 hours without sandbagging the number.
Vendor W-9 and ACH tracking
Contractors and trade partners now submit invoices and W-9s through a dedicated portal. We verify, route, and pay via ACH on a clear schedule — and the system tracks W-9 status year-round, so 1099 season is a non-event.
- •Vendor inbox for invoice + W-9 submission
- •ACH verification status and last-paid date on every vendor
- •Audit trail tying every payment to a property and a deal
Bookkeeper financials and partner reporting
Our bookkeeper now works inside the same system. Per-deal P&L, gross margin, and net margin update as invoices land — not at month-end. Capital partners see real numbers, not a quarterly slide.
What it means for you
If you're a seller, your offer comes faster and stands up to scrutiny. If you're a contractor, you get paid cleanly and on time. If you're a capital partner, you can see exactly where your dollars are deployed and what they're earning. Sign in to the portal anytime — or reach out and we'll walk you through a live deal.
